What does a buyer's advocate do?

A buyer's advocate (also called a buyer's agent) represents the purchaser in a property transaction. Unlike a selling agent, who works for the vendor, a buyer's advocate searches for, evaluates, negotiates and secures property on behalf of the buyer. At Investment Grade Property, this includes developing an investment strategy, identifying properties that satisfy the IGP Investment Index, conducting due diligence, negotiating price and terms, and managing the purchase through to settlement.

Which areas does Investment Grade Property service?

What is the IGP Investment Index?

The IGP Investment Index is a proprietary framework of more than 50 independent investment criteria used to evaluate every property before it is considered investment grade. It covers economic fundamentals, infrastructure investment, demographics, housing supply, rental demand, owner-occupier appeal, scarcity and long-term capital growth potential. A property must satisfy the standards of the Index before it makes the shortlist. If it doesn't, it simply isn't recommended.

How much does buyer advocacy cost?

Buyer advocacy fees vary depending on the scope of the engagement and the complexity of the purchase. Investment Grade Property provides transparent pricing during your initial strategy session, so you know the cost before committing. What does vendor advocacy cost?

Investment Grade Property's vendor advocacy service comes at no additional cost to the seller. IGP is paid through a shared commission arrangement with the selling agent, so you receive expert guidance and independent representation throughout your sales campaign without paying extra fees. This includes selecting the right selling agent, negotiating commission, managing the campaign and supporting you through to settlement.

Do you inspect properties in person?

Yes. Unlike many buyer's agents who rely on third parties or remote assessments, Investment Grade Property inspects and videos every property it purchases in person. First-hand inspection is a critical part of the due diligence process. It ensures the property meets the standards of the IGP Investment Index and gives clients confidence that the recommendation is based on direct evidence rather than assumption.
